This four season lake front home is located on the north shore of Clearwater Lake Regional Park. Clearwater is just east of Kyle, Saskatchewan, 8km east of highway 4 off of highway 342. All lake lots within the park are leased from the local municipality. In the summer the park provides amenities such as garbage pickup, municipal water, septic pump outs, golf course, store/diner, camp grounds, green areas for day camping or recreation, licensed beverage room, and tennis court/basket ball area.

This home was built in 2002, and the double garage added by the second owner after 2007. The heated workshop (smaller garage) was added in 2015, and a garden shed in 2018. The home is a two story construction, with vaulted ceilings, and a second story loft area that offers a cozy master suite with a half bath, and a lounging area with TV and internet connections.   A special feature is a lookout area surrounded by wrought iron railing that allows a birds eye view of the lake and morning sun.

We incorporated systems that allow four season usage, such as propane, electric, and wood heating, so there is always a backup in case of a power failure. The off season water is supplied from an underground cistern and pressure pump. Septic is handled by a contractor that we call out of Kindersley, for basically the same price as the park. The lakeside deck is covered, so inclement weather is not a concern. A newer hot tub is placed off main deck, and is recessed below deck level for easy access. A second level for sun worship is about 4 meters from the water, and a new 10 meter aluminum and cedar dock is a few steps away. The rear deck is sheltered from the morning to mid day sun, nice for quiet coffee or lunch.

This property comes with a double insulated garage, with electric heat if needed. The double overhead door has a power opener, and windows to allow for natural light during the day. A heated rear room is used for storing items you don’t want to freeze, such as paint, garden supplies, etc. A work bench and ample storage cabinets make this garage a handy man’s dream.

The smaller garage can be used to store bikes, quads, golf carts, but it is also insulated and can be used as a winter work shop or hobby area. It has extra high walls that create an attic storage space that is cavernous. Also, there is a storage area beneath the building, for construction or garden supplies. The last addition to the building inventory is an 8 x12 garden shed, to house mowers, tools, or lake toys.
