We regularly talk to sellers who don’t understand the importance of good photos and staging.
We work to ensure our web-site gets a ton of traffic from serious buyers. When you decide to go the For Sale By Owner route, it’s up to you to do everything you can to Sell Your Home. That includes ensuring that your photos entice potential buyers to come and view your home.
Consider this: some sellers would rather drop their asking price $10,000 than spend a few hundred dollars on good photos and staging. The first photo on most listings is of the front of the house. If the yard is cleaned up, the grass is maintained, and you have some colourful flowers…. How much does that cost? Get a really good picture of it. When buyers are scrolling through pictures, they’ll be more likely to click on your listing if the main photo looks great.
And you’re better off using fewer good pictures than using a lot of bad, cluttered room, pictures. It’s all part of good marketing. Make your listing a Must See for buyers that may not have otherwise considered you. If you don’t want to stage every room for photos… clean, de-clutter, and get a really good picture of the kitchen. Make sure all the lights are on. Open the window shades, and make sure you always use the flash on your camera. Same goes in the bathroom. Everything out except a few fresh towels (and close the toilet seat!).
Once you get the well-staged, clear, bright pictures that show your home at it’s best – have an Open House. It’s all part of selling FOR SALE BY OWNER. It requires work, but it’s worth it in the end.
